Former Wishaw District Housing Annual Rent Consultation

We are consulting with customers on our annual rent increase from 17 November 2025 to 19 December 2025 and really want to hear your views, as we know the decisions we make impact you directly. 

We have written to all customers to seek your views on the proposed annual rent increase for next year (2026/27) and outline what this might mean for your rent and service charges from 1st April 2026.   

Trust gave the former Wishaw and District Housing Association customers an 8-year rent promise as part of the transfer of engagements in December 2019. This provided a 3-year rent freeze, followed by inflation-only increases for the next 5 years.    

We have upheld the rent promise, with an initial freeze for 3 years (2020/21, 2021/22 and 2022/23), followed by 3 years increases at, or below, UK CPI (2023/24, 2024/25 and 2025/26).    

2026/27 will be the 7th year of the 8-year promise, and in line with the rent promise, we are proposing an increase of 3.8%, based on September 2025 UK CPI.   

An inflationary increase will allow us to continue to provide safe, secure and affordable homes for the long term.

Future changes to your charges from 1st April 2028  

Over the last 18 months or so we have also been carrying out a comprehensive review of how our Rent and Service Charges are structured, which we have previously asked you to participate in. The review is now complete, and we’d like to share the outcome with you. The new rent and service charge structure will not affect your charges until 1st April 2028, when a phased transition to the new structure will begin.
