Sheltered and Supported Housing Co-ordinators (for Property Services requirements)

Job Summary: Provide assistance with the management of the property management and new build requirements of the Association’s housing stock within the area.  Assist in representing the Property Services Section at area level, providing assistance with the management of the Property Services Section and implementing the Association’s property management policy.

Main Duties

  1. Investigate complaints and repair requests which require inspection.
  2. Issue repair orders.
  3. Carry out quality control and invoice checking and monitor contractor performance.
  4. Carry out inspections of void properties and instruct work as necessary to facilitate re-letting.
  5. Carry out property inspections and authorise any minor alterations or improvements to properties as required.
  6. Carry out property inspections and provide reports as required.
  7. Assist in directing and controlling the work of the Property Services Section including programming and monitoring expenditure on property management budgets and programmes, preparation of tender documents, contractor selection and supervision of work in progress.
  8. Assist in supervising construction and the defects liability period on new buildings and carry out Clerk of Works duties as required.
  9. Liaise with tenants and colleagues to fulfil the requirements of the Association’s Tenant Participation Policy.
  10. Specify and manage adaptations to houses for tenants with particular mobility requirements in compliance with Communities Scotland adaptations procedures.
  11. Carry out checks and inspections relating to health and safety issues in relation to gas safety certification, control of legionella, portable electrical testing etc.
  12. Assist in the preparation of the planned major repairs programme following the annual condition survey inspection.
  13. Any other duties of a similar nature which may be required from time to time.
